We request a Refundable Holding Deposit equal to one week’s rent to confirm your interest in a property. Once paid, we reserve the property for you by taking it off the market. Once you proceed with renting the property, the Refundable Holding Deposit then contributes towards your Security Deposit or will be refunded to you within 7 days of other parties entering into the tenancy agreement.
Your Security Deposit is held by a government-approved deposit protection scheme. In the unlikely event that you cause legitimate damage to your landlord’s property, ABC Gone will make a claim, with supporting evidence from the inventory, for the cost of the damages.
We register your Security Deposit with the government-backed Deposit Protection Service under their custodial scheme within the 30-day legal requirement. The Deposit Protection Service sends you confirmation of your deposit registration as soon as it is complete. Your tenancy agreement also provides you with confirmation.
An inventory details, with supporting photographs, the condition of the contents of a property. It protects both the tenant and landlord by confirming the state of a property before a tenant moves in.
It depends on the landlord. Some landlords do not allow pets. Others do, but ask for more rent to cover the likelihood of damage by a pet. You might also be required to pay for ‘deep professional cleaning’ of the property at the end of your tenancy. You will be informed either way before you sign the tenancy agreement.
From a legal standpoint, you are not allowed to withhold rent in place of getting your deposit back. We also do not have access to your deposit as the Deposit Protection Service protects it.

Our tenancies are usually fixed for 12 months. To leave on your tenancy end date, you must inform us in writing at least 30 days before your tenancy ends. Failing to do so and your tenancy will continue on a monthly basis under a Periodic Tenancy. To end a Periodic Tenancy, you and your landlord are legally obliged to give at least 30 days’ written notice before the required end date.
In the rare circumstances that you have a 6-month break clause in your tenancy agreement with us, you and your landlord are legally obliged to give at least 30 days notice before the end of the break clause.

One of our Property Consultants will meet you at the property on the day of the viewing. If you have difficulties finding the property, we will take you from our offices to the property if pre-arranged.
Once we find you the right property and you meet our criteria, we ask that you pay a Holding Deposit equal to one week’s rent (One month’s rent * 12)/52). Paying the Holding Deposit takes the property off the market and prevents us from showing it to anyone else. You will also be guided through our company’s Terms & Conditions prior to asking you to pay the Holding Deposit.
We perform a background check on you through an independent referencing agency. There are no costs to you to carry out any necessary checks, nor will the agency fees be applied to new prospective tenants. The entire process can take up to 7 days if your circumstances are relatively straightforward. We will also talk you through the types of checks and required documents involved before we submit your application.
Once we receive a positive reference report, we ask that you review and sign an Assured Shorthold Tenancy Agreement typically for 12 months. Although our Property Consultants can guide you through the details of the agreement, we also ask that you consult a solicitor should you need to.
All monies (one month rent & one-month deposit) as confirmed in writing will need to be paid only after the tenancy agreement is signed, but before you move into the property.
On the day of Check In, one of our in-house inventory clerks meets you at the property, walks you through the inventory before asking you to sign it. Any changes to the inventory must be addressed in writing.
A key part of our service is the ongoing care of our tenants and the properties we manage. We contact you once you are settled in and provide you with our emergency contact details for when you need us. We stay in touch throughout your tenancy. We also carry out quarterly inspections of the property to identify any possible repair or maintenance issues. You will be given at least 24 hours’ notice before an inspection.
